These Terms of Use ("Terms") govern your access to and use of the KeyCover mobile application and website (collectively, the "Service") operated by KeyCover ("we," "us," or "our"). By accessing or using the Service, you agree to be bound by these Terms.
To use KeyCover, you must:
KeyCover is a licensed-agent-only platform. All accounts are subject to license verification via ARELLO or document-based review. Accounts that fail verification or are found to use fraudulent credentials will be immediately terminated.
You are responsible for:
As a requesting agent, you may post showing requests specifying property address, date, time, and any relevant notes. KeyCover's matching algorithm will notify qualified covering agents in your area. You will review and approve the covering agent's rate before any payment is charged.
As a covering agent, you may accept showing requests and set your own rate. Upon acceptance and rate approval, you are committing to attend the showing at the specified time. You must submit geo-tagged, timestamped proof-of-completion photos meeting our requirements (minimum 3 photos, at least 1 exterior, GPS within 200m of the property).
KeyCover uses a rotation-scored matching algorithm designed to provide fair, equitable access to opportunities for all active, verified agents. The algorithm considers factors including availability, location, and rotation scoring. KeyCover does not guarantee any specific volume of matches.
KeyCover charges a flat $10 platform fee per confirmed showing request, paid by the requesting agent. This fee is separate from the covering agent's rate. There are no percentage-based commissions.
When a showing is confirmed, the total amount (platform fee + covering agent's rate) is authorized via Stripe. The covering agent's fee is held in escrow until proof-of-completion photos are submitted and approved by the requesting agent.
Payment to the covering agent is released when:
If a covering agent fails to attend a showing (no proof-of-completion photos submitted), the escrowed funds are returned to the requesting agent. Disputed showings are reviewed by KeyCover support within 24 hours.
Proof-of-completion photos must meet the following requirements:
Photos that fail validation will be rejected, and payment will not be released until valid photos are submitted.
After each completed showing, both the requesting and covering agents may rate each other on a 1-5 star scale with optional comments. Ratings are based on a rolling average of the most recent 20 ratings and are visible on agent profiles. Agents with consistently low ratings or repeated no-shows may be deprioritized by the matching algorithm.
If a requesting agent disputes the quality or validity of proof-of-completion photos, KeyCover support will review the dispute within 24 hours. Our review considers photo evidence, GPS data, timestamps, and any communication between the agents. KeyCover's determination is final for purposes of payment release.

We may suspend or terminate your account at any time for violation of these Terms, fraudulent activity, or conduct that harms other users or the platform. You may close your account at any time by contacting us. Outstanding payment obligations survive account closure.
KeyCover is a marketplace platform. Covering agents are independent contractors, not employees of KeyCover or of the requesting agent. KeyCover does not control how or when agents conduct showings beyond the requirements specified in these Terms. Each agent is responsible for their own taxes, insurance, and compliance with applicable real estate laws and regulations.
KeyCover provides a marketplace connecting licensed real estate agents. To the maximum extent permitted by law:
The Service is provided "as is" and "as available" without warranties of any kind, whether express or implied. We do not warrant that the Service will be uninterrupted, error-free, or secure. We do not guarantee the accuracy of license verification results, though we use commercially reasonable methods.
You agree to indemnify and hold harmless KeyCover, its officers, directors, employees, and agents from any claims, damages, losses, or expenses (including reasonable attorney's fees) arising from your use of the Service, violation of these Terms, or violation of any third party's rights.
These Terms are governed by the laws of the State of Delaware, without regard to conflict of law principles. Any disputes arising from these Terms or the Service shall be resolved in the state or federal courts located in Delaware.
We may update these Terms from time to time. We will notify you of material changes via push notification or email at least 30 days before they take effect. Continued use of KeyCover after changes take effect constitutes acceptance of the updated Terms.
